Kitchen: A Custom Culinary Sanctuary

This kitchen transformation was both structurally and aesthetically ambitious. We began by removing the old chimney for the boiler and reframing the entryway between the former dining room and kitchen using a concealed structural beam. This not only opened the space visually, but created the foundation for a completely reimagined layout.

Custom cabinetry—crafted in New Orleans—was meticulously installed by our expert crew, while the tile, made specifically for this project by a local artisan in her home studio, gave the space a uniquely personal touch.

We installed new windows to enhance natural light and created seamless continuity by extending and refinishing the original hardwood floors from the rest of the house into the kitchen.

A major highlight: sourcing a luxury AGA range from a trade booth, shaving 12 weeks off the typical lead time thanks to a key vendor relationship. The main sink was part of a just-launched Kohler line, and we installed the fourth unit ever produced.

Electrically, the upgrades were as robust as they come. We coordinated with PGE to upgrade the transformer at the grid and install a new utility pole for clearance. The electrical feed required directional drilling to bring new service from the street, resulting in a 320-amp continuous feed, two 200-amp panels, and a 48KW standby generator. Thanks to some creative coordination and a crane operator, our PM cowboyed that generator into place—ensuring this home will never be short on power.

HVAC: 21st-Century Comfort for a 20th-Century Home

Originally, this home had no air conditioning and relied solely on a steam boiler for radiant heat. Today, it enjoys comfort year-round, thanks to a multi-system HVAC overhaul.

The original boiler remains, circulating radiant heat through an intricate pipe network. We added a central air system in the attic with discreet registers servicing half of the upper floor. The other half, which features an isolated attic space, is managed by a ducted mini split.

To balance airflow on the main level, we installed cassette-style mini splits that recirculate cold air from upstairs with minimal visual impact. Finally, a high-ceilinged library—previously a challenge for both the boiler and fireplace—is now conditioned by a dedicated wall-mounted mini split unit, making every room in the home consistently comfortable.

Plumbing & Bathroom: Elegance Meets Efficiency

The bathroom remodel brought timeless design details together with modern plumbing performance. A showstopping feature is the custom solid mahogany vanity with a bowed front—expertly built by our expert cabinetmaker. Glasswork and arch details give the space a refined architectural edge.

When the chimney was removed, we replaced the water heater with a high-efficiency tankless unit, vented through the foundation. We also upsized the entire main service and plumbing lines using PEX, addressing low pressure and sediment issues. The result: a single tankless unit that delivers reliable hot water and pressure to over 6,000 square feet of living space.
